Active Lease
The Active Lease Section allows tenants to view, manage, and request actions on their current leases. This provides details of all ongoing rental agreements and options to request a move-out or extend the lease. The following steps explain in detail how tenants can use the Active Lease section.
After logging in, tenants are then moved to their Dashboard.
The Dashboard provides a summary all the details.
The left-side-bar menu contains multiple options, including:
- Leasing
- Accounting
- Operations
- Settings

1. Current Due Bill
- Displays the amount that the tenant needs to pay.
- A "Pay Now" button allows direct payment.
2. Financial Overview
- Shows the total rent paid for the current month.
- Displays the previous due amount.
3. Lease Summary
- Lists ongoing leases with unit details.
- Shows the number of remaining days before lease expiry.
4. Invoices Section
- Displays a list of recent invoices.
- Provides download options for each invoice.

To view and manage leases, tenants need to access the Active Lease section.

1. Click on Leasing in the left sidebar.
2. Select Active Lease from the dropdown.
3. The Active Lease page opens, showing a table with details of all active rental agreements. Each lease entry contains:
- Rental Unit Name
- Property Type
- Current Rental Rate
- Lease Start and End Date
- Lease Status
- Request Status
- Remaining Days
- Buttons for submitting Move-Out and Lease Extend Requests.

If a tenant wants to vacate a rental unit before the lease expires, they need to submit a Move-Out Request.
1. In the Active Lease table, locate the rental unit for move-out.
2. Click the "Move Out Request" button under the Actions column.
3. A Move-Out Form appears, pre-filled with:
- Unit Name (View Only)
- Property Name (View Only)
- Tenant Name (View Only)
- Notice Start Date (View Only)

4. The tenant must select a Move-Out Date using the date selector.
5. Click the "Move Out" button to confirm the request.
6. A confirmation message appears, stating "Tenant moved out successfully!".

What Happens After Submitting The Request
- The Request Status updates to "Moveout Requested" in the Active Lease table.
- The request goes to the Property Manager for approval.
If a tenant wants to stay longer in their rental unit, they must submit a Lease Extend Request.
1. In the Active Lease table, select the rental unit to extend.
2. Click the "Extend Lease Request" button in the Actions column.
3. A Lease Extend Form appears, showing:
- Property Name (View Only)
- Rental Unit Name (View Only)
- Old Rental Charge (View Only)
- New Current Rent (View Only)

4. The tenant selects a new Extended Lease Date using the date selector.
5. Click "Confirm" to submit the request.
6. A success message appears: "Lease extended successfully!".

What Happens After Submitting The Request
- The Request Status changes to "Extended Requested" in the Active Lease table.
- The request goes to the Property Manager for review.
Tenants can track lease status in the Active Lease section.
- Moveout Requested: A request to vacate has been submitted.
- Extended Requested: A request to extend the lease has been sent.
